We invest heavily in marketing and our work ethic ensures a recognised and respected brand. Your property will be extensively marketed, minimising the time in which it remains empty and maximising the income.
In addition to our 'To Let' boards, website, Rightmove, Zoopla and local advertising, we hold a database of tenants currently looking for somewhere to live. We have excellent contacts with local employers, relocation agents, football clubs and foreign student companies who provide high quality tenants, some of whom pay their rent in advance.
Once a potential tenant has been found for your property, they will undergo our referencing and assessment process. Our referencing service has been designed to minimise risk and ensure the tenancy goes smoothly. As well as financial references and fraud checks, we approach employers and, where possible, any previous landlord.
Towards the end of each tenancy, we will review and appraise the achievable rent for your property. If the rents have increased, we will advise you of this and suggest a rental increase accordingly. If the tenant declines, we will help you decide whether youâ€™ll be financially better off for us to find you a new tenant or whether fees will outweigh this. Your profit, not ours will be the deciding factor.
All Landlords who have an overseas address including Southern Ireland are liable to pay overseas tax to the Inland Revenue. Overseas tax rate is 20% on all income received and expenditure.
The landlord is asked to contact HM Revenue and Customs on +44 (0) 151 472 6208/6209 to request an NRL1 form which is to be completed and addressed to Cherry Picked Properties.
This will include an approval which is unique to the Landlord making them exempt from paying overseas tax in the future. Without this form, overseas tax will continue to be deducted.
