Cherry Picked Properties was founded by investor and landlord Daniel Sawyer, after an exhaustive search for a trusted and proactive lettings agent to manage all of his property affairs proved unfruitful. After changing agents several times Daniel decided to create the company that he had been searching for. A company with the highest integrity that offered a personable service to both landlords and tenants.

We had often baulked at some of the bills that we were presented with by lettings agents for maintenance issues when we were landlords ourselves.

When CPP found out that this was due to all agents in the industry adding on a margin for themselves we disagreed completely with that principle and CPP vow to be different. We think that a great letting agent should be working hard to decrease your expenses not trying to increase them!

CPP are proud to have an ethical and qualified maintenance team that have callout and hourly rates as low as £25 which means the majority of our small fixes cost only £25-£50.

We also have experience in the leasehold / block management sector and have previously helped our landlords replace expensive block management companies with the more ethical companies that we work with.

Increasing Your Income

CPP push for the highest possible rents and have successfully led the way for 10% rent increases in certain blocks when we’ve recognised that they were under achieving when compared with other blocks.

Voids are a curse word for us at CPP so we work hard to ensure that your property is quickly tenanted. Our team keep great tenant relationships by getting to know them on a personal level. Having a great relationship with our tenants ensures they pay the rent on time and that they are respectful of the property. They’re also then happier to allow viewings during the final 6 weeks of their tenancy so we can easily find their replacement in good time.

Enquiries and leads are dealt with immediately to ensure tenants view our properties before anyone else’s. Our tenant enquiry line is open from 08:00 to 19:00 which is both earlier and later than all other agents.

Landlord common sense

We adopt an investor’s common sense approach to properties so our staff won’t miss any obvious issues that other agents do when inspecting your property. There are often simple and inexpensive tweaks that many agents miss that can better present the property and therefore allow you to achieve more rent.

For example, does a blackened bathroom seal need or replacing or does the mattress need a mattress protector? Using these examples, CPP understand that by spending a few pounds on better presenting your apartment that we could get you more rent.
