Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted Payments
Before the tenancy starts (payable to Cherry Picked Properties (the Agent)
Holding Deposit (Reservation Fee): 1 weeks rent.
Security Deposit: 5 weeks rent (6 weeks rent on properties with rent more than £50,000 a year).
During the tenancy (payable to the Agent):
Payment of £50 inc. VAT (net £41.67) if you want to change the Tenancy Agreement (for example, adding a new person to the Tenancy).
Payment of interest for the late payment of rent at a rate of 3% above Bank of England base rate.
Payment of reasonably incurred costs for the loss of keys/security devices.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the Tenancy/breaking the contract.
The Tenant will be required to give one months notice & will be subject to paying the Landlord the equivalent of two months rent, along with his reasonable costs incurred in identifying a replacement tenant.
Other Permitted Payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
COMPANY LETS
Under new legislation, we are not permitted to charge Administration/Application fees to Tenants unless the property is being Let by a Company. Therefore, the fees below relate purely to Company Let Properties.
